I think it has the most advantages out of the three.

Re: RealWire guide to creating influence online

Hi Adam,

Great job on putting together the animation. I would rather be at the top of the list for say, highest NOI, or highest occupancy or highest retention, because at the end of the day, We all need to Rent Apartments, but we are also working hard to Break From Apartment Commodity!

Enjoy the weekend,

Re: Top Twitter Users in the Apartment/Multi-Family Housing Industry

Sorry! However, the lead model does account for phone calls, tracked through Call Source. One major fault of the lead model is similar to what Orbitz faced; consumers bouncing off the vendors site and going directly to the supplier.

Re: Revenue models in the industry

Eric, good writeup. A couple notes for you. First, you put pay-per-lease instead of lead on #3. Secondly, I find it very telling that MyNewPlace has given up on the Lease model. It's always been a very difficult one to execute correctly, for some of the reasons you've given, and the fact that they couldn't make it work tells me they just couldn't overcome some of those issues. Seems that it gives Rent.com a clear product differentiation factor again.

Re: Revenue models in the industry

You comment on how apartment managers are receptive to the pay-per-lead model, but that doesn't cover phone leads or any other lead contacts. Advertisers will often capture a vast majority of their leads from the phone. And as many apartment managers know, turning a lead into a renter is often better handled either in person or on the phone. It just makes it easier to close the sale.

Re: Early Success Drawbacks

Hello

Great blog. Normally I consider twitter to be way overkill in terms of information. But, knowing where your friends are hanging out is super convenient. And you would only know if they wanted other people to be with them. Cool..

Maybe I'll setup a twitter group in Singapore for that same reason. Hmm,..

Re: Shout out to Clifford White

Good post, Eric. Some interesting insight here. Obviously, there's no sense in concerning yourself with another person's venture more than yours, but one should clearly be aware of the landscape. Taking the time to analyze it frequently is helpful in understanding what objective adjustments need to be made in order for you to best perform in a competitive environment.

As far as the big guys in the networking space, Facebook has done a tremendous job of attracting users, but I'd love to know what their long term business model truly is. Banner ads are garbage and every attempt they've made to monetize their base has completely alienated a majority of it. Their valuation is simply a PR spin and they are going to have to seriously go back to the drawing board to build a business model, rather than simply touting an enormous base that has no interest in branded groups or banner ads. Advertisers will soon realize how poor the click-through rates are and seek a platform more like CollegeTonight which focuses on the "Line" brand ambassadorship ideology: Online, Offline and the Bottom Line...

Zach

Re: Cool little implementation of a testing environment

They have this on the iPhone.
